Thinking about moving to St. Augustine?

An unscientific survey indicates that most people who've moved to St. Augustine first visited as tourists. There's a long history of that pattern, beginning with Ponce de Leon, including Henry Flagler and a colony of artists in the late 1800s, and through to today's college grads, families, and snowbirds. As a visitor, you may know your favorite shops, restaurants, musicians, attractions, and beaches, but moving to the Ancient City requires a whole new set of information. Where are the best schools for your kids? What neighborhoods are close to grocery stores? Who will you call for yard work and electrical issues? Which is best for you, an HOA community or a stand-alone house?

Learn about St. Augustine and the whole of St. Johns County, where we've identified 20 regions, ranging along the coast from Crescent Beach to Ponte Vedra Beach and along the St. Johns River from Hastings to Fruit Cove. Will you rent, buy an existing home, or build one? Our "Home Type" section has information about all the options. Local Knowledge

Play like a local and enjoy everything the area has to offer.

There's more to moving than finding a home, packing, unpacking, and getting the utilities hooked up. The best part of the whole experience is getting to know your new neighborhood. There's something to discover in every corner of the county, from the ocean on the east to the St. Johns River on the west

Let's start to the east, with 42 miles of beaches from Ponte Vedra to Matanzas Inlet. Along these barrier islands, you'll find apartments, condos, new planned communities, and established stand-alone homes. You'll also find many attractions and parks including the Ponte Vedra Concert Hall, the Guana Tolomato Matanzas National Estuarine Research Reserve (GTMNERR), TPC Sawgrass, the St. Augustine Lighthouse, the Alligator Farm, and Washington Oaks Gardens.

On the other side of the Intercoastal Waterway, the planned community of Nocatee lies to the north. Driving south from there on U.S. 1, you'll pass shopping and business complexes, established neighborhoods, more new planned communities, the Northeast Florida Regional Airport, Fort Mose State Park, the Historic Downtown, and more businesses, attractions, parks, places to eat, communities, and neighborhoods to the south.

West of St. Augustine is a true mix of family farms, schools, businesses, the St. Augustine Premium Outlets, communities, and homes on two or more acres. Hastings, in the south, was once St. Augustine's "bread basket," providing much of the produce used to feed the winter tourists who stayed in Flagler's hotels. Now their main street is being revitalized and the region is the home of St. Johns County Botanical Gardens and Nature Preserve.

We suggest you drive around — north to south and east to west. Visit the state and county parks, check the produce at County Line Market (open seasonally), explore S.R. 13 and the Bartram & C.R. 210 Region, Alpine Groves Park in the old community of Switzerland, and the new community and business center at Durbin Park.

We've identified 20 regions, spreading out from Historic Downtown.  Click on any one of them to see what to eat and where to play in that area.
